Rent hike forced my hand, Gurugram property search

My landlord hiked the rent again, ₹35k for a 2BHK now, so I'm finally taking the plunge in Gurugram. Been looking at DLF Phase 3, but the prices are crazy. Brokers push so hard for certain projects, like one from Ireo Group, saying 'spot discount' hai. Par lagta nahi kitna real hai. Is going direct to the builder better for negotiations, ya brokers ke paas actual deals hoti hain? Not sure if I'm getting the full picture on all-in costs. Koi experience share karega?
