Rent hikes again, confused about real amenities vs brochures
Rent for my 2BHK just went up 10% again, so I'm finally serious about buying in Chandigarh. Investors, I'm done with renting, time to build some equity. I've been looking at places like Palm Grande Exclusive Villas, but I'm really confused about amenities. Brochure mein toh sab kuch dikhate hain, but possession ke time kitna deliver hota hai? Clubhouse, gym, swimming pool, yeh sab kya actual mein use hote hain ya sirf showpiece reh jaate hain? Also, maintenance charges ka kya scene hai? Log bolte hain bahut high hote hain, but service quality utni nahi hoti. Kya yeh cheezein resale value ya tenant attract karne mein help karti hain? Ya bas extra cost hain? Should I focus on amenities ya basic quality is more important?

My advice: don't get swayed by the 'villas' or 'exclusive' tag. In Chandigarh, especially New Chandigarh area, many projects are just glorified row houses or duplexes marketed as villas. The actual space you get for the price, after accounting for common areas and amenities that may or may not exist, is often not worth it. Focus on the carpet area, the builder's past projects, and the actual livability of the place. Resale value is driven by location and basic quality, not by a fancy but unused swimming pool. Maintenance charges will eat into your savings if you're not careful.
This is so relatable. The Chandigarh real estate market is booming, but it's also full of traps. Palm Grande Exclusive Villas ka status 'null' dikha raha hai. Is that normal for a project being marketed? What does 'null' even mean? Should I be worried about investing in something with no clear status?
U4, yes, you should be very worried. If there's no RERA number or clear status, it means the project isn't approved or hasn't started construction legally. It's like buying a car without a registration plate. Avoid at all costs, especially as a first-time buyer.
U4, 'null' usually means it's not registered or the information isn't updated on RERA. It's a huge red flag. Never put your money into a project that doesn't have proper RERA registration. Builders can get away with anything then.
Been there, done that. I bought a flat in a project near Manimajra five years ago, and they promised a grand clubhouse, indoor games, and even a small theatre. Guess what? The clubhouse is half-built, the theatre is a storeroom, and the gym has two rusty machines. We pay hefty maintenance, but for what? Security guards are good, but that's about it. Focus on the structural quality, location, and builder's reputation first. Amenities are secondary and often a lie. They rarely help with resale unless they are actually functional and well-maintained.
Palm Grande Exclusive Villas? Be very careful. These 'exclusive' tags often mean higher cost without proportionate value. I've heard mixed reviews about builders in that area. Before thinking about amenities, check their RERA compliance and past project delivery timelines. Sometimes, what's in the brochure is just a dream. And maintenance, oh god, that's a black hole for your money. They charge like a 5-star hotel but service is like a roadside dhaba.
Any specific issues with Palm Grande, U2? Or general advice? Because I'm also looking at it, the price per sqft seems competitive but I'm worried about hidden costs later. The 'exclusive' part makes me think maintenance will be sky-high.
What U2 said! RERA status is key. I almost got burned by a builder near New Chandigarh who kept delaying and delaying. Amenities toh baad ki baat hai, pehle basic structure aur legalities clear honi chahiye. Don't fall for flashy brochures.
Oh bhai, you're speaking my mind! My 2BHK rent in Sector 44 also shot up. This whole amenities confusion is real. Builders promise the moon, but jab tak possession milta hai, half the things are either not there or broken. Palm Grande sounds fancy, but I'm wary.
Haan yaar, the rent situation is crazy in Chandigarh right now. Everyone is thinking of buying. Palm Grande ka naam suna hai, location achhi lagti hai, but amenities pe doubt toh hai. Is it even RERA registered properly?
Exactly! I saw their brochure too. Looks amazing on paper, but I've heard stories about clubhouses turning into glorified storage rooms. What's the point of paying for amenities you can't even use properly? Maintenance charges toh alag se sir dard hain.
