Rental yield claims from builders are mostly fake

Okay I'll be honest – those 8-10% rental yield promises from builders like Prithvi Sales Corporation are BS. I bought a 2BHK in Sector 16B based on that, and I'm barely getting 3%. Maintenance charges toh alag se! Is anyone actually getting the promised yield? Or is this just a big joomla? Thinking of selling now. Maybe Noida Extension is better for ROI? What's your experience?
