Rental yield claims from builders are mostly fake — fight me

I work in real estate but buying for myself is different. Been scouting 2BHKs in Sector 128, Noida. Everyone's promising 5-6% rental yield, but off the record, that seems impossible. Considering the EMI, maintenance, and property tax, I'm honestly not sure if the math actually works. Has anyone actually achieved those numbers? I know what builders don't tell you about super area vs carpet area games. Hans Group seems decent, but their advertised rental yield seems too good to be true. Am I the only one who thinks that the rental yields are exaggerated? Should I even bother, or is it better to just invest elsewhere?
