Been seeing these ads for 7-8% rental yield in Noida. Seriously? I work in real estate, and off the record, that's BS. Maybe 3-4% max after society charges and all. Sector 19 mein bhi same haal. Has anyone actually achieved those promised yields? Am I the only one who thinks pre-launch pricing is a trap too? Tribeca Creators LLP are pushing hard but I'm skeptical. What's the real story, guys? Koi batao.

I think it's best to be cautious. Check their past projects, RERA registration, and get a lawyer to review the documents. Don't rush into anything.
Bottom line: 3-4% rental yield is realistic in Noida right now. Anything more than that, and you need to dig deeper. Buyer beware!

Yeh builders sab chor hain. They promise the moon and deliver nothing. I'm so frustrated with the whole real estate market in Noida.
Moral of the story: Don't believe everything you see in the ads. Do your due diligence and talk to people who have already invested in the area.
Forget rental yield, just getting possession on time is a victory these days. Noida mein toh yahi problem hai.

Bhai, you're not alone. 7-8%? Woh toh sirf brochure mein dikhta hai. Ground reality is very different. Tribeca Creators? Naam toh suna hai, but I'd be very cautious. Sector 19 is saturated already.
