Rental yield claims from builders are mostly fake — fight me

I'm based in Dubai and looking to invest in Noida. Builders are promising crazy rental yields, like 6-7% in Sector 10. Is this actually achievable? Honestly not sure if it's worth buying without seeing it myself. I can't do a site inspection myself right now. Thinking of using a power of attorney. Need a good property manager too. Anyone have experience with Brys Group and their actual rental yields? Is Noida Extension a better bet?
