Rental yield claims from builders are mostly fake -- fight me

I work in real estate, so I know what builders don't tell you. Everyone glorifies high rental yields, but nobody talks about the hidden costs. Is anyone actually getting the advertised 5-6% ROI in Noida? Especially in 'premium' sectors like Sector 37? The Antriksh Group projects look nice, but those EMI calculators conveniently ignore maintenance fees and property taxes. Honestly not sure if buying is even better than renting at this point. Change my mind. What are your real experiences?
