Rental yield claims in Noida are wildly optimistic

Okay, I'll be honest – I'm based in Dubai and trying to invest in Noida remotely is stressing me out. Everyone says Noida Extension is the place for ROI, but the rental yields they advertise seem insane. Vihaan Group projects claim 6-7%, but after society maintenance and property management fees, is that even achievable? I can't do a site inspection myself. Is anyone actually getting those returns? Should I just stick to ready-to-move in Sector 151 instead? Need some real-world experiences here!
