Rental yield reality check in Noida?

I'm based in Dubai and thinking of investing in Noida. Fairfox Itinfra pvt ltd projects look good, but advertised rental yields seem high. Are they actually achievable? New Noida seems promising. Need property manager recommendations. Also, resale vs new construction - which is smarter right now? Can't do site visits myself, so power of attorney is a must. Any advice?
