Rental yield reality check in Noida – inflated?

I'm based in Dubai and looking at Noida for investment. Sector 96 seems promising. RBS Buildtech Pvt Ltd has some projects there. Advertised rental yields look high, tbh. Is it really achievable? Also, managing property from abroad is a pain. Need a property manager. Has anyone else faced this? Matlab, are the yields actually inflated?
