Honestly, figuring out Delhi real estate from Dubai is tougher than I thought. I'm comparing Gitanjali Apartments and Ambience Multi Unit Residential. Ambience ka price ₹1.25-1.45 Cr hai. For an NRI, rental potential aur total ownership cost kitna realistic hai? RWA quality aur hidden maintenance charges ka kya scene hai? Koi experience hai with these projects?

Rental potential for 1.25 Cr+ in Delhi is tricky. Unless it's a prime location like South Delhi or a very specific niche (student housing near universities), the rental yield usually hovers around 2-3%. Is it more about capital appreciation for you? Because that's where Delhi usually shines, not so much on rental income.
Hidden maintenance is a real problem. My cousin bought in Alaknanda a few years ago, and the RWA keeps hiking charges for 'beautification' or 'security upgrades' every year. Initially, they were promised a fixed rate. It eats into your rental income big time. For NRIs, managing this remotely is a headache.
Yeah, and not just RWA. Sometimes the builder hands over the project with pending work, and then the RWA has to collect money to finish it. This happened with a friend's place in Dwarka. It becomes a huge ownership cost that wasn't factored in.
Totally agree with you on the RWA part. My parents live in an old society near Anand Vihar, and the RWA is like a mini-government. They decide everything, sometimes with very little transparency. Make sure the RWA is professionally managed and has clear bylaws.
Ambience Multi Unit Residential ka price toh theek hai, but Gitanjali Apartments? I've never even heard of it. Is it a very old project ya small scale? ₹1.25-1.45 Cr for a multi-unit project sounds suspiciously low if it's in a good area. NRI ke liye return on investment important hai, but if the project itself is obscure, that's a huge risk. Has anyone here actually visited Gitanjali Apartments?
Exactly what U4 said! My agent also showed me some 'Gitanjali' listing, but it turned out to be some old society building with no new units. The broker was trying to pass it off as something else. For Ambience, check their RWA rules thoroughly. Hidden charges can be a nightmare, especially for NRIs who can't oversee things directly.
Bhai, Gitanjali Apartments? Woh toh exist hi nahi karta as a residential project. I checked RERA a while back for a friend, it shows 0 units. Maybe it's a commercial complex ya something else entirely? Be very careful, sounds like a red flag.
Yaar, this is so true. Rental yields in Delhi are a joke sometimes. Builders show fancy projections but ground reality is totally different.
