Sattva Lake Ridge — it's on my radar for a 3BHK, fed up of renting yaar. Landlord ne rent phir badha diya, so finally taking the plunge. During site visits, always ask about power backup beyond just common areas, and about water tank capacity. They promise full backup, but often it's just common areas. Check their RERA registration, read all clauses in the agreement, especially penalty for delays and force majeure. And about power backup and water, get it in writing clearly what 'full backup' means and if there are any charges for tanker water. Don't just rely on verbal assurances. It's better to be safe than sorry later. I learned this the hard way with my flat in Begumpet.
The project details say 897 units and possession by 2028. That's a huge commitment. My main concern is the location. How is the connectivity from Sattva Lake Ridge to the main IT hubs like Gachibowli or Hitech City? Also, are there good schools and hospitals nearby? I'm planning to move with family.
Connectivity from that area is decent, but traffic is a big factor during peak hours, especially towards Gachibowli. Public transport options are still developing. For schools and hospitals, there are some good ones, but they might be a bit of a drive. It's not as developed as say, Banjara Hills, but it's growing fast.
