Okay I'll be honest — finally fed up of renting, want to get into the market. Looking at Umiya Prism in Bangalore as an investment. My main concern is long-term value. Construction quality ka kya scene hai? Matlab, cracks, seepage issues kitna common hai after a year? Does it seriously impact resale value and tenant attraction? Also, clubhouse and amenities, are they actually used, ya just for show to hike prices? Aur maintenance charges ke against service quality kitni achhi milti hai? Kya lagta hai, is it worth paying premium for these if the construction isn't top-notch?

U1, it's good you're asking these questions. For construction quality, try to visit any of their recently completed projects, if any. Talk to residents there. RERA website pe unke past projects ki details mil jaati hain. 2029 possession date is a huge red flag for me, especially for a first-time buyer. Builders often over-promise. Try looking at projects that are closer to completion, even if they are a bit more expensive. You'll save yourself a lot of mental peace. Aavalahalli area mein bhi ache projects mil jayenge jo almost ready hain.

Aur jab mila, toh bathroom mein seepage, walls mein cracks. Amenities bhi theek se maintain nahi karte. Builders toh bas launch ke time sab gold dikhate hain. 2029 is a long wait, so much can go wrong. Make sure you check the builder's reputation and financial stability thoroughly. Don't just go by the fancy brochures.

Umiya Prism is ONGOING, possession date 2029-03-01 hai. That's quite far, almost 5 saal. Aur total units sirf 9 hain, that's a very small project. RERA number toh hai PRM/KA/RERA/1251/309/PR/180426/008593, but sometimes small projects like these in areas near Akshayanagar can face delays or resource issues. Just be cautious.
Small projects can be risky, especially with such a long possession timeline. The Bangalore market is booming but also getting saturated. New projects, especially with amenities, will always have a premium. For something decent, expect 8-9k/sqft easily in that belt, but verify it on site.

Totally agree with your concerns, U1. My friend booked with another builder, same story – fancy amenities but construction quality was a disaster. Later, resale value hit ho gayi.
