Honestly, I'm just fed up of renting and my landlord hiking rent every year. I've been looking to finally take the plunge and invest, maybe for rental income. MVN Athens in Greater Noida keeps popping up, it's completed which is a plus. The price range looks decent, but I'm trying to figure out the real picture. What's the actual capital appreciation been like since its launch? Has the price moved much? Also, what kind of rental yield can one realistically expect there? I'm worried about high investor ratios leading to a 'ghost society' feel and affecting future rentals. Any current owners or real estate agents here know about the end-user vs investor mix? Trying to do my EMI vs rent math properly.

Yaar, same pinch! Mera bhi landlord har saal rent badha deta hai, aur upar se maintenance. MVN Athens maine bhi dekha hai online, completed project sunke thoda confidence aata hai. But woh ghost society wali baat sahi hai, I'm also worried. Koi owner hai kya yahan jo bata sake wahan families rehti hain ya mostly vacant hai? That's a big concern for me.
Ghost society toh Greater Noida mein common hai bhai, especially jo projects RERA ke pehle ke hain ya bahut door hain. Careful rehna.
