Fed up of renting here, landlord just raised rent again. Finally taking the plunge to buy! Looking at Noida Extension, specifically Sector 156. My budget for a 2BHK is around ₹70-80L, maybe with ACC Builders. I keep hearing about 'spot discounts' during builder visits, but are they actually real? How much can you genuinely negotiate off the quoted price in Noida these days? Also, I'm super worried about hidden costs. Is it just base price + stamp duty, or are there always other charges like PLC, parking, maintenance deposits that pop up later? What's the true 'all-in' cost people paid? Any tips on getting a real spot discount or avoiding those surprise charges?

Sector 156 is still developing, but good potential for appreciation. Connectivity will improve. But yes, builder ka track record is key.
