Okay I'll be honest — Bhangel mein property prices dekh kar I'm confused. Landlord ne rent badha diya, finally buying ka soch raha hoon. My discovery: registry values aur actual resale deals check karna must hai, not just builder quotes. Negotiation space kitna hai for 2BHKs? Real investment potential aur hidden costs ka koi hack batao?

Hidden costs ke liye, always ask for a detailed breakup from the builder/seller. Aur RERA registration number check karna mat bhoolna. Uss se builder ka track record, project status, aur expected possession date ka clear idea mil jaata hai. Bohat builders ne possession date extend kar di hai after RERA.
U12, RERA is good for new projects. But if OP is looking at resale, how much does RERA help? The previous owner might have bought before RERA. Does it still give a clear picture?
Ye hidden costs wala part is the worst! Builder initially bolta hai 'all-inclusive' but then end mein 10 nayi cheezein nikaal deta hai. Mera toh 2 lakh extra lag gaya tha sirf 'misc charges' mein. Be very, very careful, OP.

Common hidden costs to look out for: IFMS (Interest Free Maintenance Security), Power Backup charges, Club Membership, Parking (sometimes charged extra even if promised free), EDC/IDC (External/Internal Development Charges), PLC (Preferential Location Charges if applicable), and then registry charges, stamp duty, advocate fees, home loan processing fees. List lambi hai bhai!
One more thing, OP: carpet area vs. super built-up area ka difference samajh lena. Builders quote rates on super built-up, but your usable space is carpet area. The difference can be huge, sometimes 30-40%. Don't get fooled by a low per sqft rate if it's on super built-up.
Coming back to OP's original question on negotiation space for 2BHKs in Bhangel. What's the realistic expectation? Is 10-15% off possible, or are we talking more like 5% if it's a good property?
U18, depends on the project and seller's urgency. For a decent 2BHK in a mid-segment society in Bhangel, 5-7% is a more realistic negotiation. 10% is tough unless it's an immediate sale or a very old inventory. For smaller, individual floors, you might get more wiggle room.
Landlord ne rent badha diya… same pinch yaar! Noida mein ab rent bhi Delhi jaisa ho gaya hai. Buying is the only way out, but then these prices... it's a trap! All the best, hope you find a good deal. Bhangel mein connectivity improve ho rahi hai, might be a good long-term bet.
OP, which projects are you looking at in Bhangel? Naya wala metro extension bhi aane wala hai, so that might push prices up further. But for 2BHKs, negotiation is possible. I've seen deals go for 5-10% below asking, especially if the seller is in a hurry.
U5, OP probably means projects like Ace City, Gaur City 2 (though that's GNW), or maybe some smaller local ones in Bhangel proper. OP, what's your budget range? Uske hisaab se better advice de sakte hain.
Mera bhi same experience tha 2 years ago in Sector 121. Builder ne quote diya kuch, registry value kuch aur, aur actual deal price kuch aur. I ended up negotiating hard, almost 8% off the builder's 'final' price. Plus, hidden costs ke liye budget alag se rakho – IFMS, club membership, power backup, parking... these can add up to lakhs! Be prepared.
Real investment potential? In Bhangel? Thoda skeptical hoon, to be honest. It's still developing, and infrastructure is not great compared to other sectors of Noida. Unless you're looking for a very long-term hold (10+ years), I'd suggest looking at more established areas like Sector 7x or even Greater Noida West (if budget allows).
U9, every area starts somewhere. Bhangel is strategically located near the FNG expressway and the upcoming metro line will connect it well. Plus, it's more affordable than Sector 7x. For first-time buyers, it's a good entry point. Long-term appreciation is definitely there.

Actual resale deals ka data nikalna mushkil hai, but that's where the real picture hides. I agree, negotiation space is key, especially for 2BHKs jo supply mein kaafi hain.
Exactly U1! Ye registry values ka data milta kahan se hai reliably? I mean, online portals par sab builder projects ka rate dikhta hai, but actual transactions ka pata kaise chale? Koi hack hai toh batao OP ya koi aur!
