Narsingi definitely has potential due to its strategic location and connectivity. But it's true, affordability is a big concern now. For first-time buyers, it's a tight rope walk. You get good appreciation potential, but the entry barrier is high. Maybe explore areas slightly off the ORR, like Kokapet or Financial District extension, if budget is really tight. Even areas like Alwal still offer decent plots, though further from the IT hub.
Anyone here recently bought in Narsingi? What's the current per sqft rate for a decent 2BHK? And what about possession timelines? Builders are notorious for delays.
Current market conditions are a bit tricky. Rates are high, but interest rates are also stable. Look for projects that are already 50-60% complete, they might be slightly more expensive but less risk of delay. Also, check for hidden charges beyond per sqft. Many builders add development charges, amenity charges etc.
Haan, my friend just bought a 3BHK in a project called 'Greenwoods' near Narsingi junction. Rate was around 7200/sqft for a new project, plus amenities. Possession is promised in 2.5 years, but the RERA status shows some delays already for Phase 1. So, definitely check RERA and builder's past projects. Some builders are known for stretching deadlines by years.

Affordable? Narsingi mein? I don't know, yaar. Last year, I checked some 2BHKs, they were already touching 80-90L. Ab toh shayad 1 Cr cross kar gaye honge. RRR ka buzz hai, but builders are just cashing in. My cousin booked a flat near Attapur, same budget, but he got a much better deal there. Narsingi might be too late for 'affordable' now unless you go for very small units or further out.
Bhai, sahi decision hai! ORR ne toh pura game badal diya hai Narsingi ka. Prices definitely upar gaye hain, but compared to Gachibowli, still a bit more reasonable. RRR ka hype toh hai, but kuch projects already started hain, toh speculation se zyada real development ho rahi hai.
