Okay, I'm finally buying in Bangalore after years of renting. Everyone talks RERA, but is it *really* effective against builder delays? Agar Sree Builders ka Meenakshi High Life project late hua, what actual legal options hain? Is RERA just on paper? Change my mind.

Sabki baatein sunke aur tension ho rahi hai. Toh basically, RERA ek tool hai, but it's not a magic bullet, especially for projects like Meenakshi High Life with a new builder. Adigara Kallahalli mein bhi aise hi kuch projects chal rahe hain. Kya koi specific clauses hain kya jo hum agreement mein add karwa sakte hain to protect ourselves from delays, ya penalty clauses jo builders actual mein honour karein?
Toh phir RERA ka fayda kya hai agar itna time lagta hai aur compensation bhi nahi milti? Builder delay karta hai toh hum first-time buyers ke liye actually kitna time lagta hai aur kya legal options hain?
RERA ek safety net toh hai, but small builders ke liye loopholes nikalna easy ho jaata hai. Bade builders toh darr ke time pe deliver karte hain, but chhote wale 'force majeure' ya approvals ka bahana deke nikal jaate hain. Legal options hain, but they are time-consuming and emotionally draining.
U7, fayda toh hai, at least builder ka accountability badha hai. Par process slow hai, especially Bangalore mein. Mere ek friend ne Aavalahalli mein liya tha, 3 saal ho gaye RERA mein complain kiye, abhi tak hearing hi chal rahi hai. Builder ne phir se date extend kar diya lol.
Exactly! My cousin booked a flat in Akshayanagar, builder ne 2 saal late kar diya. RERA mein case daala, but compensation toh mili nahi, bas interest rate pe thoda relief mila. Aur woh bhi itne papad belne ke baad. Sree Builders ka Meenakshi High Life, iska koi previous record hai kya? I'm worried about these new builders jo bade bade promises karte hain.
U4, tumhari cousin ke experience se seekho. Naye builders se bach ke raho. Hamesha builder ka past record, RERA registration details, aur completion certificates check karo. Sirf brochure pe mat jao.
Haan, jaise U3 ne bola, Sree Builders ka record toh zero dikha raha hai. Current market mein toh prices already high hain, upar se agar builder naya ho aur koi delivery history na ho, toh bahut risky ho jaata hai. Better to stick with established names, even if they are a bit more expensive.

Bhai, Sree Builders & Developers ka naam toh suna hai, but unka 'Meenakshi High Life' project? Yaar, be very careful. Maine suna hai unka koi track record hi nahi hai, as in, zero projects delivered till date. Pehle research kar lo ache se.
Sahi keh rahe ho. Mere ek friend ka project bhi delay hua tha, RERA mein complain kiya but kuch khaas hua nahi. Fees bhi lag gaye aur time bhi waste hua.
