Sohna mein stamp duty for women is 5% and for men it's 7% of the property value, plus 1% registration charges. Yeh fixed hai, ismein koi negotiation nahi. Silverglades mein aap kaunsa configuration dekh rahe ho, 2BHK ya 3BHK? Aur kya unhone completion date RERA pe register ki hai?
Yaar, hidden charges se bachna bahut mushkil hai. Maine Gurgaon-Sohna Road pe ek project dekha tha pichhle saal, unhone possession ke time pe maintenance charges aur IFMS ke naam pe itna loot liya ki poora budget hil gaya. Silverglades ka track record check kar lena achhe se, especially unke previous projects ke buyers se poochho, possession delays aur quality issues ka kya haal hai. Builders ki marketing aur reality mein zameen-aasman ka fark hota hai.
Meri cousin ne bhi ek project liya tha Airport Road ke paas, builder ne bola tha ki sab clear hai, but possession ke time pe parking charges aur electricity connection ke liye itna extra maanga ki woh shocked reh gayi. Always get everything in writing, aur RERA documents thoroughly check karo. Jo cheez paper pe nahi hai, usko maano hi mat.

Stamp duty aur registration charges usually fixed hote hain government ki taraf se, unmein negotiation ka scope zero hai. Lekin builder ke side se kuch charges hote hain, unpe try kar sakte ho. Aapka budget kitna hai total, including these extra costs?
Maine bhi ek project mein baat ki thi, unhone bola tha ki kuch discount de denge agar main cash payment karu, but woh discount basic price pe tha, not on stamp duty. So, negotiation on these fixed charges is a myth.

Builder ke side se PLC (Preferential Location Charges), EDC/IDC (External/Internal Development Charges), IFMS (Interest Free Maintenance Security), Club Membership, Power Backup charges, Labour Cess, GST... yeh sab milakar 10-15% extra ban jaate hain. Aap apna total budget 1.25x consider karke chalo jo builder quote karta hai.

Chakkarpur mein Silverglades achha option ho sakta hai, but nearby Badshahpur aur Baliawas mein bhi kaafi projects hain jo similar price range mein better connectivity de rahe hain. Ek baar udhar bhi check kar lo.
