Sector 82 Mohali — finally taking the plunge after years of renting. Fed up of paying rent, the EMI vs rent math just makes more sense now. I'm looking at 2BHKs around ₹1.5 Cr in Sector 82 or 65. Heard mixed things about DLF's construction quality, especially seepage issues after a few years. Is Godrej or Emaar better in Mohali for long-term quality? Also, what about hidden charges like PLC or maintenance deposits at possession? Don't want any surprises there.

Agree with the hidden charges point. For 1.5 Cr, you might get a 3BHK in some developing sectors near Baliawas if you're okay with a slightly longer commute. Mohali mein prices shoot up fast. DLF properties ka resale value bhi fluctuate karta hai, especially if there are known issues.
Resale value aur hidden costs, yehi toh sabse bada headache hai. Builders pehle batate nahi aur baad mein bill pakda dete hain. Last moment pe ₹5-7 lakh extra lag jaate hain. Baliawas mein abhi kaafi small developers ke projects aa rahe hain, check out the ones near the new proposed road projects, they might offer better value than

DLF ki quality par doubt karna sahi hai. Mera ek dost hai, DLF Hyde Park mein liya tha, 3 saal baad bathroom walls mein seepage start ho gayi. Unki maintenance team ne bhi bahut ghumaya. Godrej ya Emaar better hain for long term, but price difference bhi dekho. Emaar ka Baharampur Naya mein jo project hai, wahaan quality issues कम हैं, but check reviews for specific projects.
Bhai, after-sales toh theek hai, but ye hidden charges ka kya? PLC, maintenance deposit, electricity connection charges... they add up to lakhs! Meri toh EMI se zyada down payment mein hi budget hil gaya tha. RERA mein complain karna bhi itna easy nahi hai, process bahut lamba hai.
Yes, eventually after a lot of follow-ups and some partial costs, but it was a long process. That's why I stress on after-sales. Honestly, seepage can happen anywhere. My uncle has a Godrej property in Basai, and even there, minor issues popped up. RERA mein complain kiya tha kya?

₹1.5 Cr for a 2BHK in Mohali? Thoda zyada nahi lag raha? Gurgaon mein bhi option mil jaate hain is range mein, especially around Airport Road area if you look hard. Mohali market is heating up too fast.
Haan bhai, sahi decision hai! Renting is just throwing money away. Mohali is definitely a good choice, especially Sector 82. All the best for your new home!
