Fed up of renting, seriously looking at Jaypee The Imperial Court in Noida. As an investor, I'm trying to gauge quality beyond the brochure. How's the water supply situation there? Are residents dependent on tankers, or is it reliable? Also, what's the actual elevator quality like, and how fast is maintenance response? These daily operational issues really impact tenant satisfaction and future resale. What's your experience?

It's a mixed bag. For a project like Imperial Court, which was premium back then, if it's well-maintained, it can still command a good price. But yes, the competition from new projects is immense. The ₹3.4 Cr – ₹5.5 Cr range is high, and buyers at that level expect top-notch, current-gen amenities and services. An older project might struggle to justify that unless it offers something truly unique or has exceptional maintenance, which from what I hear, isn't always the case.
Resale is definitely tough for older properties, especially at that price point. Demand kam hai.

Plus, the pressure is often low on higher floors.

Sahi keh rahe ho. Jaypee ka reputation toh mixed bag hi raha hai, especially after their financial troubles. Main Alpha I Greater Noida mein ek project dekh raha tha, wahan bhi same issues the builder ke saath. RERA number UPRERAPRJ3906 toh hai, but kya guarantee?
