Rents vs EMIs in Noida Extension, big dilemma

The rental market in Noida Extension has gone absolutely wild lately, honestly. Rents have shot up like 30-40% in just two years, especially around areas like Sector 143B. With kids growing, we need a bigger 3BHK, but the EMIs for a ₹1 Cr flat feel almost same as these crazy rents now. My wife's priority is a good school nearby. Is this rent increase justified, ya will it stabilise? For a family needing space, is it finally tilting towards buying instead of paying so much rent? What do you guys think?
