Reputed Test A: Amenities ka vaada, reality kya hai?

Been looking for 6 months now and Reputed Test A Gurugram is on my shortlist. Brochure mein toh sab kuch best lagta hai, but I'm worried about promised amenities vs. what's actually delivered. For an investor, does a fancy clubhouse ya bade green areas really add to resale value or attract good tenants? Ya yeh sab sirf marketing gimmicks hain? Also, construction quality ka kya scene hai? After a few years, does it show? Parents bolte hain long-term maintenance bhi dekho. Community ka kya opinion hai?
