Sohna mein Reputed Test A project dekh raha hoon. I'm currently in a 2BHK, thinking of upgrading to a 3BHK for better rental yield. Maintenance charges kitne hain yahan? Suna hai security systems basic hain. Investor perspective se, tenant attraction aur long-term ROI pe impact padega kya? Worth it hai itna premium?

Original post mein maintenance charges aur basic security ka point valid hai. Maine suna hai ki yahan per sqft maintenance kaafi high hai for the services offered. Kya koi confirm kar sakta hai ki actual maintenance kitna hai aur security cameras ki quality kaisi hai?

U7 sahi keh rahe hain. Mera ek relative wahan rehta hai, security systems are really basic. Gate par guard hai, but entry-exit records ya visitor management systems utne robust nahi hain. Unhone khud additional security cameras lagwaye hain ghar ke bahar. Tenant attraction ke liye, especially families ke liye, security bahut important hoti hai.
Maintenance charges around ₹4-5 per sqft hain. For 3BHK, it can easily go up to ₹7000-8000 per month. Security mein basic CCTV hain, no smart home features ya advanced access control. Better options dekho, Baharampur Naya mein thoda better deal mil sakta hai.
Main bhi Sohna mein ek property dekh raha tha pichle saal. Rental yield ka promise toh bahut karte hain, but actual mein tenants milte nahi hain easily. Connectivity issues hain aur basic amenities bhi abhi develop ho rahi hain. Reputed Test A ka naam bada hai, but ground reality thodi different ho sakti hai. Airport Road (Gurgaon side) pe still better options hain agar rental income priority hai.
Bhai, Reputed Test A mein premium justify karna mushkil hai. Sohna mein rental yield utna strong nahi hai jitna log soch rahe hain. 3BHK ke liye itna paisa daalna, woh bhi basic security ke saath, investor ke liye risky lag raha hai. Kya aapne nearby projects bhi dekhe hain jo is price point pe better security de rahe hain?
U3, possession date to 2024-12-01 hai, project COMPLETED dikha raha hai RERA pe. But total units sirf 40 hain, toh demand-supply ka scene thoda ajeeb lag raha hai. Iska impact rental yield pe bhi aayega.
Haan, aur possession status kya hai? Builder se koi pakki date mili hai kya?
Totally agree! Badshahpur ke paas bhi similar options mil rahe hain jo better security promise kar rahe hain, but Test A ka premium samajh nahi aata.
