Reputed Test A, Sohna mein amenities ka scene thoda alag hai jo dikhaya tha. I just got possession in March, so it's been about 3 months. Site visit pe clubhouse aur sports facilities kaafi grand lag rahe the, but now they feel underutilized. Swimming pool bhi abhi tak operational nahi hai properly. Honestly, I'm wondering if these un-used amenities justify the premium ya bas show-off hai for investors. Maintenance charges bhi quite high hain, but services kaafi average lag rahi hain. Security guards ka check-in system bhi thoda loose hai. Kya aap logo ko bhi lagta hai ki Sohna projects mein amenities aur maintenance ka ROI utna nahi mil raha? Am I the only one facing this?

Market conditions bhi dekho Gurugram mein. Sohna side abhi bhi thoda slow hai compared to main city, especially for end-users. Investors ne le toh liya hai, but actual families abhi bhi hesitant hain. That's why occupancy low hai, aur amenities use nahi ho rahi. Maintenance ka burden phir residents pe aata hai jo move in kar gaye hain.
Yaar, this is my biggest fear as a first-time buyer. Reputed Test A ka toh December 2024 possession date dikha raha hai RERA pe, aapko March mein kaise mila? Kya yeh early possession tha ya builder ne pehle hi de diya? Aur 40 units mein itni underutilization? Kaise? Is it because most buyers are investors who haven't moved in yet?
Exactly. Chhote projects mein aksar developers amenities ka grand show-off karte hain but actual usage aur maintenance baad mein problem ban jaata hai. I saw this happening in a project near Badshahpur too. Always check the total units vs. amenity size and potential occupancy.

U3, Reputed Test A ka official possession date 2024-12-01 hi hai. OP ko maybe fit-out possession mila hoga ya unhone late book kiya hoga. 40 units ke liye amenities toh underutilized hi rahengi agar sab move in na karein. Investors hi jyada honge.
Totally agree! Sohna mein yeh scam bohot chal raha hai. Meri toh booking almost ho gayi thi Reputed Test A mein, ab soch raha hu. Thanks for sharing this, it's a huge red flag for me.

OP, you're definitely not alone. Mera ek cousin Reputed Test A mein hi book karne wala tha, but usko bhi yeh same feedback mila tha site visit pe. They showed him a 'mock-up' clubhouse. The actual possession is officially December 2024 as per RERA, so I'm surprised you got it in March. Maybe it was a partial possession? This under-delivery on amenities is a huge red flag for projects in Sohna.
Sahi kaha bhai. Swimming pool ka problem toh common hai. Mere ek friend ka bhi same issue hai near Airport Road, Gurgaon side. Kehte hain 'next season', but kabhi aata hi nahi.
