RERA Approved Projects: Brochures vs. Reality is a joke.

Since January I've been shortlisting flats here. I work in real estate but buying for myself is different. What's the *actual* ground reality living in the RERA Approved Projects corridor? Builders show glossy pictures. Is connectivity smooth, or is traffic a nightmare? What about social infra? Need honest, off-the-record opinions, not marketing spiel.
