RERA Approved Projects: Honest value or just hype?

Does anyone actually think these 'RERA Approved Projects' in Ghaziabad are genuinely better value for a 3BHK, or is it just marketing hype? I'm a first-time buyer, budget ₹80L-1.5Cr, looking for a 3BHK. My parents say RERA is important, but jab ground pe dekho, the difference between an older project and a new RERA one feels minimal in build quality or amenities. Honestly, I'm finding it tough to justify the premium. Is it just for peace of mind regarding possession, ya phir kuch solid benefits bhi hain? For similar carpet area and location, why pay lakhs extra? Older, non-RERA ones offer more space for the same price. Am I missing something big here? Change my mind. What's your experience?
