Moved into my new 3BHK in Sector 102 last month, near Dwarka Expressway. It was a tough journey, but one thing I learned: RERA compliance isn't just about the project's registration number. You *have* to check the builder's overall track record on the RERA portal for *all* their past projects. I was looking at a project by Ramprastha Group initially, and then JMS Prime Land. Saw so many cases where one project was clean, but others had delays or complaints. Builder ka pura history dekhna padta hai. My possession was delayed by 6 months, and the RERA complaint process did push them. But kitna time lagta hai yaar. Is it just on paper ya really helps? What's been your experience with RERA complaints in Gurgaon?

Bhai, totally relate! This is exactly my biggest fear right now. I'm looking for a 3BHK in Sector 88 and every builder looks good on paper for their new projects. But jab puraane projects ki history dekho toh darr lagta hai. Your point about checking *all* past projects is super valid. I don't want to invest my life savings only to get stuck with a builder who has a bad track record. Thanks for sharing your learning, it's a real eye-opener for me.
