Since January I've been shortlisting flats in Delhi, mostly around Dwarka and Vasant Kunj. I work in real estate, but buying for myself is a whole different ballgame, honestly. I'm looking at Happy Homes by Silver Oak Development Society, but want to properly check their RERA history. What specific red flags should I look for beyond just the registration number? Builders can be tricky, you know. Also, any tips on verifying a builder's full legal track record, not just RERA, before committing? Don't want any surprises with title issues down the line. Any insider hacks?
