RERA checks: My red flags and concerns
2 years in this industry, and I still dread buying for myself. I'm looking at a 3BHK in Greater Kailash, around ₹3.5 Cr, maybe Gitanjali Apartments by Vishal Developers. Builder ka track record check kar raha hoon, but RERA registration details mein kuch red flags dikh rahe hain. Online portal pe details match nahi ho rahe. Also, title verification ke liye kya special checks karwaye hain aap logon ne? I know most buyers skip this, but I'm paranoid after seeing so many cases. Is RERA portal pe complaint karna actually effective hai ya bas formality? Any tips on how to properly verify a builder's legal history beyond just their website claims? What about encumbrance certificate checks before making any payment? I'm trying to avoid future headaches. Yaar, buying for yourself is a whole different ballgame. Hope this helps someone else too.

Yaar, same pinch! I'm also looking in that price range, maybe a bit lesser, around ₹2.8 Cr in Alaknanda. Vishal Developers ka naam maine bhi suna hai but unka online presence kuch khaas nahi laga. RERA details mein mismatch toh major red flag hai. Thanks for bringing this up, I thought it was just me.
