How reliable is just checking RERA registration? Beyond the number, what specific red flags should I look for in a builder's RERA history? Are RERA complaints actually effective here in Gurgaon, or is it mostly just on paper for buyers? Also, those builder-buyer agreements always seem so skewed. What are the absolute non-negotiables to watch out for that favour the builder too much, especially for an investor needing a clear exit option? Any real experiences with terms from builders like Sobha Crescent?

Totally agree with the original post. Dwarka Expressway is hot, but builders are a nightmare. My friend almost got stuck with a builder who kept changing possession dates near Badshahpur. RERA complaint file bhi kiya tha, but progress was super slow, so I get your cold feet.
Sahara Infrastructure? Bhai, unka toh RERA profile check karo. Zero projects dikha raha hai! Red flag!
