2.5 years since booking a 3BHK in Sarjapur Road, and our builder Disha Dwellings is delaying. With kids' school admissions coming up, I'm getting worried. Is RERA actually effective for builder defaults, or is it just on paper? We checked their RERA registration, but how do you *really* verify a builder's legal track record before investing? Any experiences with delayed projects like Shriram 107 Southeast Phase 2? What documents truly protect us if they keep pushing possession? Not sure if we should wait or look elsewhere.

Yaar, I can totally relate. We booked a flat in Akshayanagar, and the builder is also dragging their feet. RERA registration looked all good on paper, but now I'm wondering if it's just a formality.
