Kids have moved out, so I'm downsizing from my big house, looking at a 2BHK ya studio flat in Noida Extension, something manageable near a hospital. Rehouse Krishna Orchid jaisa kuch. Builder ka track record dekh ke darr lagta hai. Primex Infratech ka toh theek lag raha hai, but how do you *really* check if a project is RERA compliant beyond just the number? Builder-buyer agreement mein itne hidden clauses hote hain, samajh hi nahi aata kya sign kar rahe hain. Aur agar builder delay kare toh kya options hote hain? Is RERA actually effective for getting compensation ya possession? I'm worried about getting stuck. Koi genuine experience share kar sakta hai?

Totally understand your concern, it's a huge decision! RERA compliance sounds great on paper, but the ground reality is often different. I'm also looking in Noida Extension and the builder promises versus reality is scary. Primex Infratech ka track record dekh ke bhi darr lagta hai.
Sahi kaha, bhai. My friend booked with another builder in Alpha II, Greater Noida, and that RERA number didn't save him from a 2-year delay. It's just a registration for many
