Visited Elan The Emperor last weekend, 3BHK wahaan ka bahut achha laga. Sohna mein upgrade ka soch raha hoon. Builder-buyer agreements mein hidden clauses, ya delivery delay ka issue toh nahi aayega? RERA mein complaint karna kitna effective hai? Signature Global ka track record kaisa hai Sohna projects ke liye?

U1, my advice would be to hire a good property lawyer before signing anything. They can spot hidden clauses and red flags in the builder-buyer agreement that we common people miss. Also, check the builder's RERA registration details very carefully, including project timelines and land titles. Don't just rely on marketing material. Visit the construction site multiple times, not just once. Ask for bank tie-ups and loan approvals for the specific project, not just the builder in general. It's a huge investment, so no shortcuts.
Sohna mein toh bas sapne bech rahe hain log! Prices aise badha diye hain jaise Gurgaon ka MG Road ho. Actual development ground pe utna nahi hai. Market conditions bhi abhi thodi tight hain Gurugram mein, investors cautious hain. First-time buyers ko double cautious rehna padega, especially with these new projects.
U9, toh aapne kya decide kiya apne ghar ke liye?
Exactly, U9! Connectivity issues bhi hain wahaan se. Log Airport Road (Gurgaon side) se compare karte hain Sohna ko, but it's a completely different league. Prices are inflated and don't justify the current infrastructure.
Signature Global ka track record mostly unke affordable housing segment projects ke liye achha raha hai, unhone time pe deliver kiya hai kaafi jagah. They are established since 2014 and are based out of Gurgaon. But Elan The Emperor is a different segment, right? You need to check reviews specifically for their premium segment projects. Often, builders have different teams and priorities for different project types. RERA complaints can work, but it's a long, draining process. Avoid it if you can by doing thorough due diligence beforehand.
RERA ki effectiveness pe toh doubt hai hi, mera personal experience toh theek nahi raha. Maine bhi Sohna mein ek project mein invest kiya tha 3 saal pehle, abhi tak possession nahi mila. Builder ne initially bola tha 2 saal mein de denge. Ab construction bahut slow hai, aur koi clear communication nahi hai. Saara budget hil gaya hai mera. Isliye, agreement ke har clause ko dhyan se padhna, especially jo penalty for delay waale hain.
U5, was that an affordable housing project or a regular one?
Same pinch, U5! Mera ek relative ne Badshahpur ke paas ek plot liya tha, wahaan bhi developer ne bas lollipop diya hai. Sohna mein development kaafi slow hai compared to the hype. Builders cash flow issues ki wajah se projects delay karte rehte hain.

U1, you're asking the right questions. Signature Global ne Gurgaon mein bahut affordable housing projects kiye hain since 2014, unka HQ bhi Gurgaon mein hi hai. But Sohna ke luxury segment projects mein unka kya record hai? Kisi ko experience hai kya?
Totally agree with U2. Hidden clauses are a huge headache. RERA is slow, very slow. Signature Global ka track record mixed hai, especially with delivery.
Bhai, RERA complaints toh bas naam ke liye hain Sohna mein. Mera ek friend ka project 2 saal se delay ho raha hai, RERA mein case daal ke bhi kuch khaas nahi hua. Builder bas dates pe dates deta rehta hai. Be careful with hidden clauses, they are everywhere.
