Sabki baatein sunke lagta hai ki RERA ek tool hai, par magic wand nahi. Daniya Infratech ka record mixed hai, kuch projects time pe diye hain, kuch mein bahut delay. Current market conditions in Greater Noida are also tricky, inventory bahut hai, toh builders are struggling. As first-time buyers, we need to balance the risk of delay with the potential for a good deal. Ultimately, it boils down to due diligence and having patience.
Dekho, RERA totally useless nahi hai. Mere friend ne Alistonia Estate mein ek flat book kiya tha, builder ne 1.5 saal delay kiya. Unhone RERA mein complaint ki, aur within 8 months, builder ko possession dena pada with interest. But haan, you need to be persistent and have all your documents in order.
U7, haan, unko RERA prescribed interest rate mila tha. But unka project relatively small tha, shayad isliye jaldi resolve ho gaya. Bade projects mein builders ke paas jyada resources hote hain to drag things. As a first-time buyer, I'm also budget-conscious, aur yeh delays aur legal costs sunke toh darr lagta hai. Koi clear solution nahi dikhta.

RERA mein case daala tha, hearings pe hearings chalti rahi, aur builder ne bas dates pe dates li. Finally, settlement hua, but it took almost 2 years, aur jo compensation mila woh mere mental stress ke saamne kuch nahi tha. Daniya Infratech ke baare mein suna hai ki unke bhi kaafi cases pending hain.
U4, maine RERA UP portal last month check kiya tha. Daniya Infratech ke against 15-20 complaints dikh rahi thi for different projects, including some from Ajayabpur area. Most were for possession delays. Kuch cases mein builder ko fine laga hai, but actual possession mein time lag raha hai.
