Jab main apna flat near Dwarka le raha tha, Rohini Properties ke Kesarwani Apartments ka naam suna tha, unke past legal issues ko leke. Honestly, sab bas glossy brochures aur location dekhte hain. Koi builder ka pura history check nahi karta. Mera toh first-hand experience hai, log title verification aur occupancy certificate (OC) status ko seriously nahi lete. Phir baad mein phas jaate hain. My flat in Vasant Kunj got possession in March, but OC is still pending, which is a major red flag. Matlab, ₹1.5 Cr se ₹10 Cr lagane se pehle, legal due diligence bilkul zero hai logon ki. This affects future resale and exit options big time. Change my mind.
