RERA compliance in Greater Noida feels like a maze sometimes. Kids have moved out, so we're looking for a compact 2BHK, maybe near Sector 150. Dekha hai Pan Realtors Pvt. Ltd. ka Avj Heightss, but builder-buyer agreement mein kya red flags dekhne chahiye? Aur RERA registration kaise verify karte hain properly? Builder delay kare toh kya options hote hain?

Dekho, Pan Realtors ka mixed bag hai track record. Kuch projects time pe diye hain, kuch mein delays hain. RERA registration check karna must hai, aur builder-buyer agreement ki har clause ko ache se samjho. Builder delay kare toh RERA mein complaint file kar sakte ho, interest bhi claim kar sakte ho as per RERA Act, but process slow hota hai. Best hai ke agreement mein clear penalty clauses ho, aur project ke construction status ki photos/videos dekhte raho. Site visit karke current progress bhi dekho.
RERA process toh slow hai, I can confirm. Mere friend ka case 1.5 saal se chal raha hai for a project in Alpha-II Commercial Belt.

U9, Pan Realtors ke rates market se thode high hi lagte hain. Sector 150 mein abhi 5500-6000/sqft chal raha hai for good projects, but Avj Heightss ka I heard 6200-6500/sqft tak ja raha hai. Near Ajayabpur station, you can find better deals sometimes, but facilities might be less developed. Budget-conscious ho toh explore other options bhi karo, like maybe near Alistonia Estate, wahan bhi kuch decent projects hain.
RERA verification bahut easy hai, UP RERA website pe jao, builder ka naam (Pan Realtors Pvt. Ltd.) ya project name (Avj Heightss) daalo. Status, possession date sab mil jayega. Lekin builder-buyer agreement mein penalty clauses, force majeure events, aur exit options dhyaan se padhna. Mere ek relative ka Alpha I mein project tha, builder ne possession ke time extra charges maang liye the, RERA ne help ki but time laga.
U7, agreement sign karne se pehle ek property lawyer se review karwa lo. Thode paise lagenge but future mein headache se bach jaoge. Builder-buyer agreement mein bahut loopholes hote hain jo common aadmi ko samajh nahi aate.
Builders ki ye extra charges wali harkat toh common hai! Kaise deal karein inse, agreement mein kya likhwa sakte hain?
U4, UP RERA website pe 'Registered Projects' section mein search kar lo. Wahan Avj Heightss ka status aur builder details mil jayenge. Dekhna kahin project 'lapsed' toh nahi hai, warna problem ho sakti hai.
Pan Realtors? Naam sunke hi darr lagta hai. Inka track record dekh lo pehle, especially Avj Heightss ke reviews online. Bahut complaints suni hain delays ki.
RERA number kaise check karte hain, koi bata sakta hai properly? Mujhe bhi ek project ka verify karna hai.
Haan, sahi keh rahe ho. Mera friend ka Avj Heights (Sector 1) mein flat hai, 2 saal late ho gaya hai. RERA complaint bhi file ki thi, but still stuck. Be careful!
