RERA complaints are mostly just on paper, I feel. Builder-buyer agreements mein itne one-sided clauses hote hain. What if the builder delays, especially for projects near Sarjapur Road? Kya karein?

The main issue is enforcement, right? RERA website pe complaints dikhti hain but actual action kitna hota hai? Koi bata sakta hai ki agar builder delay karta hai, toh compensation claim kaise karte hain? Aur kya koi builder hai Sarjapur ke paas, like near Aavalahalli, jiska RERA track record actually clean ho? I need some solid advice before putting my life savings into something that might not deliver.
Exactly! RERA
I tried checking a project near Akshayanagar for RERA compliance, and it was a mess. The RERA portal is not always updated, or sometimes the project name is slightly different. It takes a lot of digging to find the correct info. Best bet is to ask for the RERA certificate directly from the builder and cross-verify with the official RERA site, don't just trust what they say.
Compensation claim karna mushkil hai. Pehle builder ko notices bhejo, phir RERA complaint file karo. Process slow hai aur lawyers fees alag se. Most people just give up or settle for less, it's exhausting.
Speaking of builders, I was looking at Total Environment Building Systems' projects. But I found out they have 0 projects listed on RERA? Is that even possible for such a known name? How can a big name have zero RERA registered projects? Makes me super nervous, especially for a first-time buyer like me.
I heard something similar about Total Environment. My friend was looking into one of their properties near Adigara Kallahalli, and even their sales team was vague about RERA details. They kept pushing for pre-launch offers without clear RERA numbers. It felt very fishy and unprofessional. For a first-time buyer, this kind of ambiguity is a nightmare.
Haan, maine bhi check kiya Total Environment ka. 0 projects dikha raha hai. Bohot ajeeb hai. Maybe they register projects under different names? Or are they just avoiding RERA registration somehow? This is a huge red flag for me, can't risk my savings.
Totally agree with your point! Mera bhi same fear hai. Lagta hai builders ko koi rokne wala nahi hai, especially with all the hidden clauses.
Yaar, ye RERA toh bas naam ka hai. Builder-buyer agreement mein sab unke favour mein hota hai. Agar builder delay kare Sarjapur Road pe, toh hum common log kya karein? Mera budget tight hai aur tension ho rahi hai.
But RERA was supposed to protect us, no? Has anyone actually gotten their money back or compensation because of RERA? Or is it just a long, drawn-out process that exhausts buyers and makes them give up?
Sahi kaha bhai. Main bhi Sarjapur Road pe dekh raha hoon aur builders ki baaton pe bharosa nahi hota. Possession date toh bas ek paper pe likhi hoti hai. Bahut darr lagta hai invest karte hue.
