My lease ends next year and I'm finally serious about buying in Chandigarh. Seeing all the delays with projects, even for Altus Ecoglades, makes me so nervous. Is RERA actually effective when builders default, or is it just on paper here? What's the best way to verify a builder's legal track record before committing? Don't want to get stuck with endless EMIs for a delayed flat.

Totally feel you, OP! RERA was supposed to be our saviour, but in Chandigarh, it feels like builders still have the upper hand. I've heard stories where even after RERA orders, builders just pay a small penalty and continue with delays. My cousin booked a flat near Mullanpur Garibdass, and the possession date has been pushed three times already. He's been paying EMIs for a year without his flat. How do we even trust these guys anymore? It's a huge investment, not some impulse buy.
