RERA: Does it actually protect buyers?
Just got possession of my flat in Mahagun My Laagoon last month. The RERA process was surprisingly smooth for me, but I heard horror stories. Is RERA actually effective for everyone, or was I just lucky? What red flags in builder-buyer agreements did you guys wish you'd spotted earlier? My lawyer caught a few things.

Absolutely! My experience in Alpha II was a nightmare. The agreement had a 'force majeure' clause so broad that the builder used it for everything from 'material shortage' to 'unforeseen market conditions' to justify delays. Also, check the 'super built-up area' definition very carefully, they often inflate it. Mine was almost 30% higher than carpet area, which felt like a rip-off. Always insist on a detailed payment plan linked to construction milestones, not just arbitrary dates.

Bhai, Mahagun My Laagoon ka toh track record theek hai sunne mein aaya hai. But RERA is not a magic wand, trust me. Mere friend ne Alpha I Greater Noida mein flat liya tha, 2 saal delay ho gaya. RERA filing was a headache, aur compensation bhi hardly mila. It's more about documentation than actual timely delivery sometimes.
