RERA doesn't protect enough from builder tricks

Sector 50 — looking at a few 3BHKs here for my growing family. My wife's priority is a safe neighborhood, and I'm trying to figure out the legal side. Dhara Buildtech has a project, Paramount Luxury Floor. I'm worried about builder-buyer agreement clauses. Are there common red flags everyone misses? Also, how effective is RERA if a builder delays possession? Is it just on paper, or do actual complaints get resolved quickly? Any experiences?
