RERA sounds great on paper, but getting a builder like VSquare Development to actually follow through, that's another ballgame. Just moved into my place near Dwarka Expressway a few months back, and the builder-buyer agreement ke clauses were all one-sided, honestly. Lagta hai RERA complaints bas formalities hain, real action kitna hota hai? My friends are still struggling with delayed OC in Sector 65 projects. Kya RERA sach mein buyer ko power deta hai, ya bas paperwork badha diya hai? Disagree? Tell me why.

The point about VSquare Development's 0 projects is really important, U8. It highlights that while RERA aims to protect buyers, the first step is always thorough research on the builder's background. Gurugram mein abhi bhi bohot new players aa rahe hain, especially around the new sectors and extensions like near Airport Road. Market conditions are hot, but buyers need to be extra cautious. RERA definitely brings transparency, but enforcement can be slow. It's a tool, not a magic wand. We, as buyers, need to use it smartly and also do our homework.
Just a heads up for everyone discussing VSquare Development: their official records show 0 total projects. Zero. Matlab, they haven't completed any project yet.
Yes, U9, you can check RERA's official portal. It's public data. This makes the original post even more concerning. If VSquare Development has no track record, then it's not just about RERA being ineffective, it's about checking builder credibility from the start. Maybe the issue isn't RERA's teeth, but the buyer's initial due diligence on builders with no history. Is RERA even applicable to a builder with no completed projects or just new ones?
Wait, what?! 0 projects? Yeh info kahan se mili ki VSquare ke 0 projects hain? Is it official? Agar aisa hai toh OP ka experience aur bhi scary hai.
My story is even worse. I booked an apartment in Basai two years ago, and the builder promised possession in 18 months. Abhi tak construction bhi complete nahi hui hai, aur har mahine ek naya bahana. RERA complaint file ki hai, but it's been 6 months, aur abhi tak bas notices hi jaa rahe hain. Builder ne toh ulta mere upar penalty laga di because I questioned the delay! I feel completely helpless. Lagta hai sirf paise phaans gaye hain.
Ye builders toh hadd karte hain! Buyer ko hi blame kar dete hain. So unfair!
Oh no, that's terrible! Penalty bhi laga di? Unbelievable. Compensation ka kuch mila kya for the delay? Ya wo bhi bas paper pe hi hai?
I hear you, the frustration is real. But I've also heard of a few cases where RERA actually helped. The key is to be extremely diligent with your paperwork and follow up relentlessly. Has anyone actually managed to get their issues resolved through RERA, and if so, what was the process like? Maybe we're just not using it effectively. I'm looking to buy in Badshahpur soon, so this is critical for me.
Totally agree yaar! RERA ka naam bade darshan chhote. My experience with a builder in Sector 65 was similar. They just drag their feet, aur RERA ki hearings mein bhi dates pe dates milti rehti hain. Lagta hai builders ko pata hai ki RERA bhi final enforcement mein time lagata hai, toh woh darte nahi zyada. Buyer ka time aur paisa dono barbaad hota hai.
Exactly! It feels like RERA is more of a deterrent for new, smaller builders, but the established players know how to navigate around it. Mere cousin ne Airport Road (Gurgaon side) pe ek project mein invest kiya tha, builder ne agreement mein saare loopholes chhod diye. Toh kya RERA sirf bade aur established builders ke liye hai, jinka already market mein naam hai?
Haan bhai, same experience! Dwarka Expressway pe toh especially yehi haal hai. Builders promises bahut karte hain, deliver kuch nahi.
