RERA filings and title checks: things nobody told me

3 out of 5 projects I checked in Kokapet had some RERA issues, honestly. Just moved into my 3BHK near Financial District last month, and the legal due diligence process was crazy. Jab Salarpuria Sattva ka Sattva Lake Ridge dekh raha tha, I seriously dug into their RERA filings. Most buyers just check the registration number, but the revised possession dates, pending approvals — sab dikh jaata hai wahan. It’s a real red flag for future ROI if dates keep changing. Aur title verification, yaar. My lawyer said sab clear hai, but proper encumbrance certificate (EC) check aur chain of documents dekhna zaroori hai. Ek dost ka deal almost phans gaya tha because previous owner ka loan clear nahi tha. RERA complaints kitne effective hain? Kisi ko actual relief mila hai kya?
