Two years ago I'd have laughed at these RERA issues, but now it's my first check. Many buyers just look at brochures, but the real hack is digging into builder RERA compliance. I've noticed builders like Godrej Properties or DLF usually have a much cleaner RERA track record for their Chandigarh projects, which also smooths out bank loan approvals. On the flip side, I've seen some projects by Sushma Buildtech or SBP Group with more active complaints for delays or quality in Zirakpur and Aerocity. This isn't just about delivery; it affects your property's long-term resale potential and even immediate post-possession peace. Don't just trust the sales pitch. Always cross-reference the builder's RERA portal history. It tells a much bigger story about their commitment.
