My family's pushing me to invest in Rajkot, looking at properties near Kalawad Road or 150 Feet Ring Road. Everyone glorifies RERA, saying it's the ultimate buyer protection, but honestly, is it actually effective ya sirf paper pe hai? I'm based in Dubai, so I can't do a site inspection myself for Ansal Aastha Mig Zone, for example. What happens if the builder, say Ansal API, delays the project? What are my real legal options under RERA when I'm so far away? I'm more worried about title verification. Builders often have these tricky clauses in the buyer-seller agreement, aur power of attorney se kaam karna kitna safe hai? Log kehte hain encumbrance certificate check karo, but kitne log actually karte hain before paying? I hear stories about properties with issues nobody finds out about until it's too late.
