Budget finalised, loan pre-approved for a 3BHK upgrade in Whitefield. Casagrand Zaiden dekh raha hun, Saptagiri Developers ke projects bhi. Currently in a 2BHK and want to upgrade, but builder ka legal track record kaise verify karein? Sirf RERA registration dekhna enough hai kya? Aur RERA complaints kitne effective hain, especially delays mein? Koi real experience share karo, Bengaluru mein kya scene hai.

Sirf RERA dekhna enough nahi hai. Builder ki financial health aur past projects (agar hain toh) check karna bahut zaroori hai.
RERA complaints ka experience toh mixed bag hai. Kuch logon ko relief mila hai, kuch ko nahi. Bengaluru mein abhi market thoda slow hai, builders bhi cash-strapped ho sakte hain. Is time mein naye builder ke saath jaana risky nahi hoga kya? Especially when you're upgrading.
Absolutely, new builders are a big gamble right now, especially with the current interest rates and material costs. Builders often pass on the increased costs, leading to delays or even project abandonment. My uncle's project near Agrahara Layout got delayed by 3 years due to funding issues during a market slowdown. It's not just RERA, it's about checking their financial stability too.

Sahi kaha aapne. Market conditions are tricky. I'm also a first-time buyer and the thought of my money getting stuck is terrifying. Whitefield mein prices already high hain, upar se builder risk.
Casagrand Zaiden toh suna hai theek hai, but Saptagiri Developers Ansd Co ke baare mein maine bhi research kiya tha. Unki website pe toh *total projects 0* dikha raha hai, which is a HUGE red flag for a first-time buyer like us. How can you even verify a track record if there isn't one? RERA registration is there, but that's just basic compliance, not a guarantee of delivery. My cousin faced issues with a similar new builder near Aavalahalli, property got stuck for years.
Exactly my point! Zero projects means zero track record. RERA is supposed to protect us, but if a builder is new and has no history, how can we assess their capability? This is a huge loophole. I'm looking at a plot in Adigara Kallahalli, and even there, builder reputation is everything. Casagrand toh established hai, but new names se darr lagta hai.
Haan, I saw that too for Saptagiri. Makes me wonder how they even got RERA registered without any prior projects. This is exactly why I'm so confused about trusting builders.

Totally agree with you, yaar! RERA se sirf tasalli milti hai, kaam nahi hota. Mere ek friend ka project 2 saal late hai Akshayanagar mein, RERA complaint karke bhi kuch nahi hua. Builder bas date pe date de raha hai.
Bhai, RERA registration toh bas ek entry point hai. Legal track record ke liye aur deep dive karna padta hai. Saptagiri Developers ka toh sunna hai ki naye hain market mein, thoda research aur karo.
