Golf Course Extension Road, looking at upgrading my 2BHK to a 3BHK, budget around ₹3 Cr. Everyone says RERA is the ultimate protection, but yaar, is it *really* effective for investors? My concern is builder ka legal track record. Just checking RERA site isn't enough, right? What about deeper due diligence on past projects, especially if builders like Gee Aar Realmart have a history? How do you verify title clarity properly? Affects exit options big time. Disagree? Tell me why.

U4, title clarity ke liye you absolutely need a good lawyer. They will check the chain of title deeds for the past 30-40 years to ensure there are no breaks or disputes. Also, get an encumbrance certificate
Mujhe toh lagta hai RERA ne kaafi transparency laayi hai. Pehle toh kuch bhi nahi tha. Ab builders ko details submit karni padti hain. Maybe we just need to be more diligent in checking *all* the documents RERA asks for? Like the land title, approvals etc. What specifically are you worried about that RERA doesn't cover?
My friend booked a flat in Baharampur Naya, builder had RERA, still delayed by 2 years. RERA fine lagata hai, but possession kaun dilata hai?
U3, the problem is, RERA only covers *this* project. What if the builder had issues with a different company name or in another state before RERA? That's what I'm worried about. RERA ka scope limited hai to the project registered under it. Past bad practices of the same promoters under a different entity might not show up.

Sahi kaha U1. RERA ka portal sirf ek starting point hai. For deeper checks, you need a good property lawyer jo builder ke past cases ya company filings check kare. Sometimes they register new companies for each project. Uska legal track record dekhna mushkil ho jaata hai. For title, always ask for the 'Mother Deed' and check for encumbrances certificate from the sub-registrar office. It's a long process but worth it.
