I bought a 3BHK in Noida Extension, possession was in March, and honestly, the legal issues they're still facing are a nightmare. I checked RERA registration, but things nobody told me were how to truly verify their *past* legal track record. Now, even with an OC, there's constant worry about title clarity and encumbrances. What happens if they delay future society formation because of existing financial issues? Is RERA effective for getting relief from historical builder problems? Any advice on this, especially for properties around Sector 137?
