My kids have moved out, and honestly, this big house is too much now. We're looking for a compact 2BHK. Everyone glorifies RERA for builder delays, but I think it's mostly on paper. What are your real legal options if a builder like Sahara Infrastructure delays possession in, say, Brahma City M Block? Is RERA actually effective? Change my mind.

Just did a quick check on the Haryana RERA website for 'Sahara Infrastructure'. Guess what? Total projects registered: ZERO. Guys, be extremely careful. How can a builder not have any registered projects but be selling flats in Brahma City M Block? This is a huge red flag. OP, you might be looking at a very risky situation.
Yes, it's true. I checked it too. Haryana RERA portal, under 'Registered Projects' and 'Registered Promoters'. Sahara Infrastructure doesn't show up. This is why I always tell people, especially first-time buyers, to avoid builders with no proven track record. It's too risky, especially when investing your life's savings.

Bhai, I feel your pain. We booked a 3BHK in 2018, builder promised possession in 2021. Abhi 2024 ho gaya, and they keep giving new excuses. We've filed a RERA complaint, but it's such a slow process. But honestly, the best defence is due diligence. For Sahara Infrastructure, if they have '0 projects' as someone mentioned, that's a massive red flag. Maybe check the land title and approvals for Brahma City M Block very, very carefully.

Yaar, totally agree with the OP. RERA looks good on paper, but when it comes to actual enforcement against big builders like Sahara, it feels like a toothless tiger. My friend is stuck with a project near Airport Road (Gurgaon side) for almost 3 years now, and RERA hearings are just endless dates. Bohut frustration hoti hai.
