Okay I'll say what no one says: RERA Mohali mein bas naam ka hai, asli mein hardly effective for us end-users. I'm finally fed up of renting, looking at properties like Devinder Vihar, but builder delays ka darr bahut hai. Everyone glorifies RERA protection, but jab builder project delay karta hai, what are our *real* legal options? Matlab, penalty kitni milti hai, aur kya woh worth the hassle hai? My landlord raised rent again, so I'm taking the plunge, but this RERA thing feels like a false sense of security. How effective has it *actually* been for you guys in getting possession on time or fair compensation? Or is it just a hoop for builders to jump through? Change my mind.

The current market conditions in Gurugram are already tough for first-time buyers with prices skyrocketing. Mohali mein bhi agar builders aise karenge toh it's just adding insult to injury. I was looking at Baharampur Naya, but now I'm thinking twice about any new project, especially with zero track record.
Totally agree with the original post. My friend booked a flat near Badshahpur, Gurugram, three years ago. Builder promised possession in 2022. Abhi tak kuch nahi mila. They went to RERA, got a favorable order for compensation, but builder is just dragging their feet. Lawyer fees alag, mental peace gayab. RERA order toh mil gaya, but execution ka process itna slow hai ki it feels pointless sometimes. Kya karein?

CGHS Group ka? Yaar, unka toh total projects 0 hai as per RERA site. New entrant lag rahe hain. Is that a red flag for delays? First-time buyers ke liye ye bahut risky ho sakta hai.
